San Antonio carries more military population than almost any metro in the country, consolidated under Joint Base San Antonio, which combines three installations that were previously separate:

  • Fort Sam Houston, including Brooke Army Medical Center
  • Lackland Air Force Base, where Air Force basic training runs
  • Randolph Air Force Base

Add a very large retired-veteran population drawn by the medical infrastructure and the cost of living, and the result is one of the deepest pools of VA loans anywhere.

Combine that with home prices well below the national median, and San Antonio is structurally one of the better markets in the country for assumptions actually closing rather than merely being discussed.

The gap is manageable here

The cash gap between sale price and remaining loan balance is what stops most assumptions. San Antonio prices keep it within reach.

Texas property taxes change the math

This is the local factor that matters most, and it is the one buyers from other states consistently underestimate.

Texas has no state income tax and funds local government substantially through property taxes, which run high by national standards. On a San Antonio home, the tax portion of a monthly payment is a large share of the total, sometimes rivalling the interest.

Two consequences for an assumption:

The escrow figure on the seller's loan is not the buyer's figure. Taxes are reassessed, exemptions differ by owner, and the seller's escrow reflects the seller's situation. A payment quoted from the existing loan can understate what the buyer will actually pay.

The homestead exemption does not transfer automatically. Texas homestead exemptions, including the additional exemptions available to disabled veterans, attach to the owner rather than the property. A buyer assuming a loan from a seller with a substantial disabled-veteran exemption may face a materially higher tax bill than the seller did, on the same house, with the same loan.

That last point deserves genuine attention in a market with this many disabled veterans. The interest rate transfers. The exemption does not. Confirming what the tax bill will look like under new ownership, before making an offer, is worth the effort.

Entitlement and a large veteran-buyer pool

The seller side runs on the same rules as everywhere: a VA loan is backed by the seller's entitlement, and it stays attached after an assumption unless an eligible veteran buyer substitutes their own. VA entitlement and substitution covers it.

What San Antonio offers is an unusually large pool of buyers who can substitute. Between active duty at JBSA, the retired community, and veterans drawn to the region, a seller who makes veteran status a criterion has a realistic chance of finding one. That is not true in most markets.

Timelines

Assumptions run on servicer schedules, weeks to months, and San Antonio is no exception.
